For decades, the standard advice for empty nesters was simple: sell the big house and downsize. But I am seeing more buyers in Central Texas do almost the opposite. They are buying enough house and land to create a place where their kids, grandkids, and friends actually want to stay.
The goal is not necessarily a massive house. Some buyers are building a comfortable primary home with separate casitas, guest cottages, or smaller family spaces around a shared outdoor living area. Others want multiple living rooms, guest suites away from the primary bedroom, home gyms, pools, workshops, saunas, or other spaces that support the way they plan to live after the kids leave.
This is one reason Dripping Springs, Wimberley, Blanco, Johnson City, Fredericksburg, and other parts of the Texas Hill Country are appealing to these buyers. Acreage can provide privacy and room to add buildings or amenities later. The key is checking deed restrictions, subdivision rules, utilities, septic requirements, and local regulations before assuming you can build multiple structures.
For some empty nesters, smaller really is better. But if your goal is creating a place that pulls family back together, downsizing may solve the wrong problem.
