Why Cheap Land Can Become the Most Expensive Land You Buy

Cheap land is usually cheap for a reason. The real question is not what you can buy it for today. It is whether someone else will want it when you eventually need to sell.

When I evaluate land around Dripping Springs, Wimberley, Blanco, Johnson City, Fredericksburg, or elsewhere in the Texas Hill Country, I focus heavily on four things: legal access, utilities, buildability, and buyer demand. Get one of those badly wrong and a bargain can turn into a property that is difficult to finance, build on, or resell.

“Utilities nearby” is a perfect example. Electricity may technically be nearby while extending service costs tens of thousands of dollars. A well may be possible, but require drilling hundreds of feet. Septic may work, but only with a more expensive engineered system. Steep slopes, floodplain, setbacks, easements, and unusual lot shapes can create the same problem.

Before buying discounted acreage, I would ask a land lender whether they would finance it, have a local builder evaluate the site, verify legal access and restrictions, research utilities and water, and look at recent comparable land sales.

The goal is not to find the cheapest land. It is to buy land with options. Good land should be usable today and understandable to the next buyer tomorrow.
