The Real 10-Year Cost of Owning Land

Buying land looks simple. Pay for the property, hold it for 10 or 15 years, then sell it for more. The problem is the purchase price is only the entry fee. Taxes, insurance, maintenance, clearing, fencing, road repairs, and lost opportunity cost can quietly turn inexpensive land into a mediocre investment.

Meanwhile, that same capital could have been earning a return somewhere else. That means your land does not simply need to appreciate. It needs to appreciate enough to overcome everything you spent owning it.
