Texas land title due diligence means checking whether the seller can actually convey clean, marketable title before you buy the property. The first step is ordering a title commitment through a Texas title company and reviewing it early. The Texas Department of Insurance says title insurance protects buyers and lenders if someone challenges ownership because of unknown title defects, and its owner’s policy page notes the T-1 policy is commonly used for commercial property and undeveloped land.
