Retiring on 10 acres sounds peaceful on paper. Quiet mornings, long views, no neighbors in sight. The part most people miss is what it actually takes to keep that land livable year after year. In the Texas Hill Country, acreage does not sit still. Brush grows back fast, fences fail, driveways wash out, and maintenance never pauses. For many retirees, the dream turns into a workload they did not plan for.

The bigger the property, the more infrastructure you are responsible for. Wells often run 800 feet deep or more. Septic systems are standard and expensive. Electric runs get costly the farther you push the house from the road. Roads may not be maintained by the county, meaning upkeep becomes a shared or personal responsibility. Power outages last longer, cell service can be unreliable, and emergency response times are slower the farther you are from town.

Resale is where this really shows up. I have seen buyers build beautiful homes on 10 to 20 acres, only to discover later they cannot maintain it due to health or age. When it is time to sell, the buyer pool is smaller. Remote properties sit longer, require price reductions, and often sell for less than expected.

For most people retiring in areas like Dripping Springs, Blanco, Wimberley, or Johnson City, the sweet spot is usually one to five acres. That is enough space for privacy, views, a shop or garden, without turning land into a full-time job. The goal is freedom, not another obligation. Land should support your retirement, not control it.
