Is the Texas Hill Country Running Out of Water?

If you are thinking about buying land or building a custom home in the Texas Hill Country, water absolutely needs to be part of your due diligence. But saying Central Texas is simply “running out of water” misses the bigger issue. What we are really facing is increasing pressure on cheap, reliable, easily accessible water.

Texas plans for this problem decades ahead. The 2027 State Water Plan projects Texas population growing 53 percent between 2030 and 2080 while existing dependable water supplies decline about 10 percent. The plan identifies roughly $174 billion in projects and strategies needed to prepare for future drought conditions.

For buyers around Dripping Springs, Wimberley, Blanco, Johnson City, Fredericksburg, and other rural Hill Country areas, the bigger issue is property-specific reliability. One property may have a productive well while another nearby requires a much deeper well. Rainwater harvesting can also be a legitimate whole-house solution. I have lived with whole-house rainwater collection myself for years, but storage capacity, roof catchment, landscaping, household usage, and backup plans all matter.

The takeaway is simple. Do not ask only whether a property “has water.” Find out where that water comes from, how reliable it is during drought, what it costs to maintain, and what your backup plan will be.
