How Do You Protest a Denied Texas Property Tax Exemption?

• By Chris Pesek

If your Texas property tax exemption is denied, you can protest the decision with your county’s Appraisal Review Board, also called the ARB. This applies to common exemptions like homestead, over-65, disability, disabled veteran, and certain special property tax situations. The Texas Comptroller says the usual protest deadline is May 15 or 30 days after the appraisal district mails the notice of appraised value, whichever is later.

The first move is not to argue. Read the denial notice and figure out exactly why it was denied. In Hays County, Travis County, Blanco County, Comal County, or Williamson County, the issue may be missing paperwork, wrong residency information, an ownership problem, late filing, or documentation the appraisal district did not accept.

From there, file a Property Owner’s Notice of Protest, commonly Form 50-132, with your local appraisal district or ARB. The Comptroller says an ARB is a local citizen board that hears disputes between property owners and appraisal districts, and ARB decisions apply to that tax year.

The practical advice is simple: move fast, keep every notice, upload clean documents, and do not miss the deadline. For Central Texas homeowners and acreage buyers, a denied exemption can cost real money, so treat it like part of your due diligence, not an afterthought.
