Before You Buy Land, Decide Why You’re Buying It

Most land buyers do not regret buying land. They regret buying the wrong land for what they actually wanted to accomplish. Before looking at acreage, decide whether you are buying for lifestyle, investment, or future use. Those three goals require very different properties.

A lifestyle buyer around Dripping Springs, Wimberley, Blanco, or Johnson City may prioritize privacy, views, water, and distance from neighbors. That is fine, but beautiful remote land may have a smaller resale market. If appreciation is your primary goal, investment land should be evaluated differently. You need real buyer demand, manageable carrying costs, useful access, available utilities, and multiple ways to exit the investment.

Future-use buyers have another challenge. You may buy land at 45 planning to retire there at 65, but your needs can change. Healthcare access, maintenance, terrain, distance to town, construction costs, and surrounding development may matter far more later than they do today.

Here is the test I give Texas Hill Country land buyers: if the property never appreciates and you eventually have to sell it for roughly what you paid, would owning it still have been worthwhile? If the answer is yes, the land probably matches your purpose. If not, reconsider why you are buying it.
