The Texas Hill Country is not one real estate market. Georgetown, New Braunfels, Dripping Springs, Boerne, Wimberley, Fredericksburg, and Lakeway can behave very differently, which is why buyers relocating to Central Texas need to look beyond Austin-wide headlines.

Several of these markets still have strong long-term fundamentals. Georgetown continues to gain population rapidly. New Braunfels benefits from its location between Austin and San Antonio. Dripping Springs combines Austin access with acreage, schools, and Hill Country lifestyle. Boerne has San Antonio growth pushing northwest, while Wimberley and Fredericksburg remain highly desirable lifestyle markets. Lakeway adds something different again with Lake Travis access and proximity to Austin. Current housing data also shows meaningful differences between them, including stronger recent pricing in places such as Wimberley, Boerne, and Lakeway.

Bee Cave, Marble Falls, and Kerrville should not simply be crossed off the list. They just require different expectations. Marble Falls may appeal to buyers prioritizing value and lake access, while Kerrville remains compelling for retirement, healthcare access, and a more authentic western Hill Country lifestyle.

The takeaway is simple: buy the micro market, not the headline.
